Case Study
Turning Neighborhood Opposition Into Project Approvals
Lennar · Miami, Florida

Challenge
Lennar's Miami-Dade team faces mounting pressure from land scarcity, rising costs, and growing neighbor resistance to new development. Organized opposition from local residents, compounded by a string of negative press, led to significant delays and outright denials for Lennar projects.
Solution
INGAGE works alongside Lennar's entitlement teams to connect with communities, communicate each project's value, and turn skeptics into supporters. Our strategy combines social listening, surrogate identification, and in-person workshops to address concerns early, build positive momentum, and secure approvals from elected officials.
On the ground, INGAGE leads direct outreach: door knocking, local business pop-ins, and one-on-one conversations with the neighbors closest to each future project. We manage reputational risk, resolve citizen concerns, and host community workshops and information sessions, supported by talking points, presentations, flyers, and door hangers developed in-house.
Impact
INGAGE identifies and amplifies infrastructure and community-benefit opportunities, serving as the public voice for each project and ensuring residents are represented throughout. Since the partnership began in October 2022, INGAGE has helped secure approvals for more than 20 projects, providing housing for thousands of individuals across South Florida.
